Agreement to these terms
These Terms of Use govern access to and use of the Housing Direct platform. By creating an account or using the service you agree to these terms on behalf of your organisation.
Eligibility & accounts
Accounts are available to verified local authorities, private landlords and letting agents. You are responsible for the accuracy of your account details, for the activity of users under your organisation, and for keeping credentials secure (including two-factor authentication where required).
Verification
Landlords and organisations must pass identity and document checks before they can list stock or transact. We may suspend or refuse accounts that fail verification or provide misleading information.
Acceptable use
You agree not to misuse the platform, including: posting inaccurate or unavailable listings; circumventing verification or compliance controls; misusing household or occupant data; attempting to access data you are not entitled to; or interfering with the security or operation of the service.
Listings & bookings
Landlords and agents are responsible for the accuracy and availability of their listings. A booking request is an offer to place a household; a confirmed booking forms an agreement between the placing authority and the property provider. Housing Direct facilitates but is not a party to that agreement unless expressly stated.
Compliance obligations
Property providers must keep gas, EPC, EICR, insurance and fire-risk certification current. Listings with expired certification are automatically suspended and hidden until valid documents are uploaded. You remain responsible for meeting all legal and regulatory standards applicable to your properties.
Fees
Where fees apply, they are agreed with your organisation separately. Any applicable charges, billing cycle and payment terms will be set out in your order or agreement with us.
Intellectual property
The platform, its software, design and content are owned by Housing Direct or its licensors. You retain ownership of content you upload, and grant us the licence needed to operate the service and complete placements.
Disclaimers
The service is provided "as is". We do not warrant that listings, availability or third-party information are error-free, and we are not responsible for the conduct of any council, landlord or agent using the platform.
Limitation of liability
To the extent permitted by law, Housing Direct is not liable for indirect or consequential loss, loss of profits, or loss arising from matters outside our reasonable control. Nothing in these terms excludes liability that cannot be excluded by law.
Termination
We may suspend or terminate access for breach of these terms, failed verification, or risk to the platform or its users. You may close your account at any time, subject to obligations that survive termination.
Governing law
These terms are governed by the laws of England & Wales, and the courts of England & Wales have exclusive jurisdiction.
